1. Your Home Should Have All of the Hottest Features if You Want it to Sell Quickly

False. However, a home with a first-floor master suite or trendy upgrades will undoubtedly draw the attention of potential buyers. Just because a home does not have the latest features does not mean they will not sell quickly – there is always a market for these homes, and there are plenty of buyers who have plans to renovate. Keep in mind that even without the latest features, every house will sell at the right price point.

2. Curb Appeal is a Huge Factor

True. Often, if a home’s exterior is unappealing, many buyers will not bother checking what is inside. There are many real estate agents who ask their clients in advance regarding the type of styles they are interested in, showing them photos before they schedule a visit. Majority of buyers nowadays also begin their house hunt online and will quickly move on to the next option if they see a home without any curb appeal.

3. Avoid Purchasing the Largest Home on the Street

True. The biggest house on the block or street is usually the most expensive, which can affect its appraisal and increase its price higher compared to other homes within the neighborhood. Many buyers nowadays think about value when it comes to investing, as purchasing a house priced out of or above the market might limit their number of potential buyers in the future.

4. Homes With Swimming Pools are Hard to Sell

False. Yes, swimming pools usually mean high maintenance costs, but there are plenty of buyers who are in the market for homes with pools. It is never a good idea to remove a pool from a home; instead of worrying about buyers who do not want a single feature, it is better to use it as a tool to attract those buyers who do.
